In Progress: Marina Jack

20 December 2025

Marina Jack, Sarasota’s iconic waterfront restaurant, is currently undergoing an exterior repaint by West Coast Painting. This in-progress project uses a high-performance, self-cleaning exterior paint and meticulous prep work (patching, priming) to give the building a bright new look and long-lasting protection. In this post, we explain the project scope, the specialized coating’s benefits, and why investing in a durable, low-maintenance paint system can pay dividends for Sarasota waterfront businesses.

Project Overview

Marina Jack is more than a restaurant—it’s a Sarasota landmark on the Bayfront. With its unbeatable views of the Intracoastal and a menu for special nights, it draws visitors year-round. However, Sarasota’s tropical sun, high humidity, and salt air had begun to leave their mark on the building’s exterior. Cracks appeared in the stucco and the paint finish was fading and patchy in places.

We’re proud to be entrusted with refreshing Marina Jack’s iconic look. Right now, West Coast Painting crews are applying a full exterior repaint to the 2-story building along Sarasota Bay. This commercial exterior painting project involves repairing damaged surfaces, priming with a high-tech bonding conditioner, and applying multiple coats of bright, durable paint. The result will be a clean, vibrant finish that stands up to Florida’s climate.

High-Performance Self-Cleaning Coating

Instead of ordinary paint, we selected a specially formulated exterior coating that offers self-cleaning properties. This cutting-edge finish is designed to be highly water-repellent and microporous, similar to the surface of a lotus leaf. What that means for Marina Jack is that rain will naturally wash away dirt and dust from the walls. During Florida’s rainy season, the building’s facade will stay cleaner for longer with minimal maintenance effort.

For business owners, this translates into lower cleaning costs and longer intervals between repainting. In Sarasota’s climate—where salt spray and humidity can encourage mold, mildew, and chalking—using a paint that actively sheds grime is a game-changer. We’re essentially giving the waterfront venue a built-in defense against the coastal environment.

Thorough Surface Preparation

Quality results start with preparation. Before any paint went up, our team performed extensive repair work on Marina Jack’s exterior. All visible cracks, holes, and stucco blemishes were patched and smoothed out. This step is crucial in a coastal setting, because if moisture wicks into cracks, it can quickly lead to peeling or further damage.

Next, we applied a premium bonding primer all over the building. This clear conditioner locks into the old surfaces—whether it’s cured stucco, wood trim, or previously painted metal—and creates a uniform, sticky base for the new paint. In practice, the primer allows the fresh paint to adhere tightly and flex slightly under weather extremes, preventing blisters and chips.

Only after prep was done did we begin the topcoat. In total, around 60 gallons of high-grade exterior paint will be applied to achieve Marina Jack’s signature white-and-blue color scheme. The paint is mildew-resistant and UV-protected, formulated to resist fading even under intense Sarasota sunshine. Because of the careful priming and patching, this paint job is expected to last far longer than a standard repaint.

Built for Sarasota’s Tropical Climate

Paint in Florida has a tough life. Traditional paints not formulated for this climate can blister or peel within a short time, which is why we chose specialized products for Marina Jack. The salty air, high humidity, and relentless sun can all conspire to degrade exterior coatings. At Marina Jack, these factors meant moisture could seep into old cracks, salt could accumulate on surfaces, and UV rays could bleach the facade. We tackled these challenges at every step.

To combat humidity and salt, we washed and prepped surfaces thoroughly before repairs. We also schedule our work during dry, mild weather to ensure the paint cures properly. The bonding primer we used is breathable—letting trapped moisture escape without causing peeling. And the final color coat contains special resins and additives that shield against mold and mildew growth.

All together, these measures ensure Marina Jack’s new exterior stands up to Florida’s elements. You can rest assured you won’t need to repaint again for many years. This is a smart investment for any business: reducing maintenance visits in the next 5–7 years and keeping your building looking sharp even as conditions change.

Commercial Benefits: Durability and Low Maintenance

Every restaurateur and marina owner knows that appearances matter. A clean, bright building makes guests feel welcome and signals pride of ownership. But painting a large waterfront property also means interruptions and expense. That’s why our approach at Marina Jack focuses on business-friendly benefits:

  • Long-lasting durability: We use industrial-grade, commercial exterior painting products that resist chipping, cracking, and fading. This means fewer repairs down the line.
  • Self-cleaning technology: The high-performance paint system sheds dirt when it rains, so staff spend less time pressure-washing walls and more time on hospitality.
  • Increased uptime: We work closely with management to schedule work during off-hours. Our scaffolding and tarps keep debris contained, and cleanup is daily, so your guests hardly notice a thing.
  • Bonding primer for better adhesion: By priming with a special conditioning coat, we maximize adhesion even on uneven surfaces. This extra step prevents peel-off under Florida’s sun and storms.
  • Enhanced curb appeal: When guests arrive, your building will look bright and fresh—a subtle boost that can attract diners and events.

By investing in the right painting solutions now, you secure savings and reliability. Instead of repainting in a few years, you’ll enjoy a low-maintenance facade that reflects your business’s brand and Sarasota’s coastal charm.
