Paver
Sealing
Services

West Coast Painting provides professional paver cleaning and sealing for residential and commercial properties throughout Sarasota and surrounding Gulf Coast communities.

Our process begins with an evaluation of the pavers, existing sealer, joint condition, staining, drainage, moisture exposure, and intended use. We then recommend the cleaning, preparation, joint-sand treatment, and sealer system appropriate for the surface.

Whether you are maintaining a driveway, restoring a pool deck, or improving a commercial entrance, our objective is to improve the appearance of the pavers, reduce surface absorption, and establish realistic expectations for ongoing maintenance.

Professional Paver Cleaning and Sealing

Pavers are continuously exposed to sunlight, rain, irrigation, traffic, dirt, organic growth, and normal wear. Over time, these conditions can contribute to fading, staining, mildew, algae, lost joint sand, weeds, tire marks, efflorescence, and deteriorating sealer.
West Coast Painting provides cleaning and sealing for:

  • Brick paver driveways
  • Concrete paver driveways
  • Walkways and sidewalks
  • Patios and courtyards
  • Pool decks
  • Covered lanais
  • Outdoor living areas
  • Entryways and steps
  • Garden paths
  • Commercial entrances
  • Multifamily common areas
  • Association properties
  • Selected hospitality applications

A professional paver-sealing system may help:

  • Enhance or preserve the paver color
  • Reduce surface absorption
  • Improve routine cleanability
  • Stabilize compatible joint sand
  • Reduce ordinary sand loss
  • Create a more maintained appearance
  • Add optional slip-resistant texture
  • Provide a natural, satin, or enhanced finish

Sealing does not make pavers maintenance-free. It cannot permanently prevent stains, weeds, insects, moisture, movement, efflorescence, or normal surface wear.

Each surface is evaluated individually so the cleaning method, joint treatment, sealer, sheen, and application process are appropriate for the paver material and existing conditions.

Our Paver-Sealing Process

1. Surface Review and Sealer Evaluation

We begin by inspecting the pavers and discussing the desired result.

The evaluation may include:

  • Paver material and surface age
  • Existing sealer
  • Current color and finish
  • Joint condition
  • Loose or uneven pavers
  • Mildew and algae
  • Oil, rust, or tire stains
  • Efflorescence
  • Drainage and standing water
  • Irrigation exposure
  • Pool-water exposure
  • Sun and shade
  • Vehicle and pedestrian traffic
  • Desired sheen
  • Slip-resistance requirements

Previously sealed pavers may also require testing to determine whether the existing finish is sound, compatible, worn, whitening, peeling, or trapping moisture.

2. Cleaning and Surface Preparation

The pavers are cleaned to remove contaminants that may interfere with adhesion or affect the final appearance.

Preparation may include:

  • Pressure washing or surface cleaning
  • Treatment of mildew and algae
  • Removal of dirt and organic debris
  • Degreasing
  • Tire-residue treatment
  • Treatment of selected stains
  • Evaluation of efflorescence
  • Removal of loose joint sand
  • Protection of pools, landscaping, walls, glass, and
  • adjacent finishes

Some stains may remain visible after cleaning, especially when they have penetrated deeply or chemically altered the surface. Sealing may intensify the appearance of stains that cannot be fully removed.

3. Joint-Sand Treatment and Sealer Application

Where included, loose or missing joint sand is replaced after the pavers have been cleaned and are sufficiently dry.

The process may include:

  • Removing loose debris
  • Distributing compatible sand
  • Sweeping sand into the joints
  • Settling or compacting the material where appropriate
  • Removing excess sand
  • Confirming the surface is ready for sealing

The approved sealer is then applied according to the product manufacturer’s requirements. Depending on the selected system, application may include spraying, rolling, back-rolling, multiple controlled coats, joint stabilization, or a slip-resistant additive.

4. Inspection, Curing, and Reopening

After application, the surface is inspected for coverage, color consistency, sheen, bubbles, whitening, missed areas, excess material, and overspray.

The pavers must then remain protected during drying and curing. Return-to-service instructions may address:

  • Light foot traffic
  • Furniture replacement
  • Pool-area use
  • Irrigation
  • Vehicle traffic
  • Cleaning
  • Full cure

Actual cure times depend on the sealer, temperature, humidity, shade, surface moisture, and site conditions.

Paver Sealer and Finish Options

Different sealers create different appearances and performance characteristics. The correct choice depends on the paver material, porosity, existing finish, exposure, desired appearance, joint condition, and maintenance expectations.

Available options may include:

  • Natural-look penetrating sealers
  • Color-enhancing sealers
  • Matte or low-sheen finishes
  • Satin finishes
  • Wet-look sealers
  • Gloss finishes
  • Water-based sealers
  • Solvent-based sealers
  • Joint-stabilizing sealers
  • Slip-resistant additives
  • Sealers for compatible pool-deck applications
  • Products for selected commercial surfaces

Natural-look penetrating sealers generally create minimal appearance change while helping reduce absorption. Color-enhancing and wet-look products deepen the color of the pavers and may create more visible sheen.

Higher-gloss finishes may also:

  • Highlight stains and surface defects
  • Show application variation
  • Become more visibly worn in traffic areas
  • Increase slipperiness when wet
  • Require closer moisture control
  • Emphasize repairs and color differences

The expected appearance should be reviewed through product samples or a test area whenever practical.

Why Clients Choose West Coast Painting

West Coast Painting has served Sarasota-area properties since 1998. Our approach begins with evaluating the surface, existing sealer, joint condition, drainage, and exposure before selecting a product.
Clients choose us for:

  • Surface evaluation before sealing
  • Residential and commercial applications
  • Coordinated cleaning, sanding, and sealing
  • Existing-sealer evaluation
  • Product recommendations based on paver type
  • Natural-look and color-enhancing finish options
  • Slip-resistant additives

Our objective is to install a paver-sealing system appropriate for the surface, exposure, appearance, and intended use rather than apply the same generic product to every property.

Paver Sealing for Sarasota Properties

Pavers in Sarasota may be exposed to strong ultraviolet light, high heat, humidity, heavy rain, irrigation, salt air, mildew, algae, tree debris, fertilizer, automotive fluids, pool chemicals, and seasonal storms.

These conditions can affect both the pavers and the sealer. Direct sunlight and coastal exposure may accelerate fading and finish deterioration. Irrigation can contribute to mineral deposits, rust staining, and recurring moisture. Shaded areas may remain damp longer and support additional organic growth.

Before sealing, the surface should also be reviewed for:

  • Sunken or raised pavers
  • Rocking units
  • Open or eroded joints
  • Edge-restraint failure
  • Drainage problems
  • Standing water
  • Base settlement
  • Root damage
  • Existing sealer failure
  • Whitening or clouding
  • Peeling or excessive buildup

Sealing does not correct grading, drainage, base failure, paver movement, or structural installation problems. Those conditions may require repair before sealing proceeds.

Frequently Asked Questions

What does paver sealing do?

A compatible sealer can enhance color, reduce surface absorption, improve cleanability, and help stabilize suitable joint sand. It does not make pavers stain-proof, weed-proof, slip-proof, or maintenance-free.

Do pavers need to be cleaned before sealing?

Yes. Dirt, mildew, algae, loose sand, oils, and other contaminants can interfere with adhesion and affect the final appearance. The cleaning method should be appropriate for the paver material and its condition.

Will sealing stop weeds and ants?

Sealing compatible joint sand may reduce ordinary erosion and some conditions that support weed or insect activity, but it cannot permanently prevent weeds or ants from returning.

Can you seal over an existing sealer?

Possibly. The existing sealer must be sound, clean, dry, and compatible with the new product. Failed, whitening, peeling, or incompatible coatings may need to be removed before resealing.

What is the difference between natural-look and wet-look sealer?

Natural-look sealers create minimal color change and little visible surface film. Wet-look sealers deepen the paver color and generally create more sheen. The final appearance depends on the product, paver porosity, existing finish, and number of coats.

Will sealed pavers be slippery?

Any paver surface can become slippery when wet, oily, covered with algae, or contaminated. Slip-resistant aggregate can be added to selected sealers, but no surface can be guaranteed slip-proof under all conditions.

How long before I can walk or drive on sealed pavers?

Return-to-service time depends on the sealer, temperature, humidity, shade, application rate, and site conditions. Vehicle traffic generally requires more curing time than light foot traffic. The surface should not be used until the specified reopening time.

How long does paver sealer last?

There is no universal lifespan. Service life depends on the product, preparation, paver porosity, sun exposure, rain, irrigation, traffic, cleaning, drainage, maintenance, and existing surface condition.
